Office of Real Property Valuation and Assessment

The Stanton County Appraiser’s Office is responsible for the fair and equitable valuation of all real and personal property within Stanton County, Kansas, in accordance with Kansas state law. This valuation process ensures that the property tax burden is distributed fairly among property owners based on the current market value of their assets.

Responsibilities

Each year, as of January 1, the Appraiser’s Office conducts assessments to determine the fair market value of residential, commercial, agricultural, and personal property. Key responsibilities of the office include:

  • Maintaining accurate and up-to-date property records

  • Analyzing market trends and real estate sales

  • Conducting on-site property inspections

  • Determining the taxable status of property

  • Processing appeals and providing public information related to assessments

The office ensures that property values reflect current market conditions and comply with legal standards. Unless specifically exempted by the State of Kansas or the State Board of Tax Appeals, all tangible assets—including land, buildings, and personal property—are considered taxable.

Understanding Market Value

Fair market value is defined as the amount a well-informed buyer and a well-informed seller would agree upon in an open and competitive market without undue pressure or outside influence. It is important to understand that Appraisers do not create value—they interpret and analyze market activity to determine a property’s value based on real-world transactions.

Role in Property Taxation

The Stanton County Appraiser’s Office does not set tax rates or determine the amount of property taxes owed. The assessed value, established by the Appraiser’s Office, is multiplied by an assessment rate as defined in the Kansas Constitution. Tax rates are then set by local taxing entities, such as the county, cities, and school districts, based on their budget needs.
